1. What is DORM?
DORM is Indonesia's first tech-enabled student housing management.

2. Where I can find DORM Properties?
You can find DORM nearby at selected universities. Go to our homepage: www.dorm.id. You can choose the university where you are studying. We will soon open in various universities' location. Please stay tune to keep updated!
3. How much does it cost to stay in DORM? Is it the same for all properties?
Every DORM Properties has different location, room package, facility, and other value-added services. Therefore, the rent cost varies accordingly. It start from Rp. 1 Million a month in some locations, and can reach up to Rp. 5 Million a month for the best location, room size, facilities, in the property. Explore our properties based on your selected universities, and check it out!
4. What do I get once I have become a DORM Resident?
We start with your entry perks. We equip you with DORM ID Card, which is integrated with e-money electronic cash payment. You can use it as your means of payment. Since it will be used as identification, we will also print your photo with your name and your property on it, so make sure you send us your best photo to have it as soon possible. Other than that, we also provide you with T-shirt, Totebag, Lanyard and a Notebook.
Next on our list, is the Bedroom. You get a bed with its complete essentials starting from comfortable mattresses, and pillows with their soft 5-star hotel-like linens. Additionally, you also get a space to put your clothes and belongings safely, window curtains, a study table, chair, and proper lightings. In most DORM properties, you will also have a private toilet and use it as you wanted.
Step out of your bedroom, and you can use the communal space to socialize with fellow DORM Resident. You can chill out and watch or hear your entertainment subscription that is included in your Room Package. And, you can cook your favorite meal in the communal kitchen. We also hold several community events throughout the year, which you can participate in.
Depending on the location, your DORM properties may include facilities of gym membership, swimming pool, running park, and rooftop space. Furthermore, include in your room package is a professional housekeeping, security system, and a high-speed wifi, some areas are inevitably will have temporary ups and downs with the connection, though.
Most DORM properties will also have Laundry and some other extra fun perks that you get is also waiting for you on selected DORM Properties. Although, they may be initially free of charge, they could incur extra cost. Of course, we will let you know in advace before we charge you with anyything. Last but not least, most DORM properties are installed with token electricity. Therefore, you will have to be wary on your electricity usage.
5. Am I allowed sharing my room? If yes, how many people can I share it with?
Most DORM Rooms are arranged for a single tenant. Some Rooms may be available for maximum two DORM Residents. We occasionally allow overnight stay during graduation times or big university events. There will be an extra charge for overnight staying guest. However, this policy is strictly allowed for family with the same gender. Explore DORM properties to find rooms most suitable to your needs.
6. How many people will I have to share in DORM Properties?
It depends on where you are staying. Some DORM Properties have as little as 10 Residents, while some others may have more than 100 people living together. As much as we want to emphasize on community, we also consider your personal space. Therefore we ensure each Resident will have his/her comfortable personal space.
7. Are DORM Properties Unisex?
Most DORM Properties are designed to have either of the gender. However, there are some properties with Unisex Resident. If this is what you are looking for, explore DORM Properties and check on the gender icon on each property. Or, you can contact us for further information.
8. How safe is DORM Properties? Is there any restrictions for Residents?
Security of DORM Residents is our number one priority. We have equipped our properties with CCTV and 24/7 working staff at each property. In case of emergency, we can send our area manager to help with anything. For security measures, we also implement permission application request for Residents late-ins, and night-outs. Make sure you have concacted our property manager and/or security team for such permission. Guests will strictly be asked to leave DORM Properties at night. Time will vary across DORM Properties.
9. Do DORM provide or have meal plans for Residents?
Some DORM properties offer meal plans for Residents to purchase. Some others only offer you to cook meal on your own in the communal kitchen or order to-go. Information on DORM meals can be found on our website. It is update periodically, so keep coming back for updates!
10. Do I have to clean my own room?
You can chill out and relax on this matter. We already allocated trained and dedicated cleaning staff to clean up your room periodically. Make sure you put your precious belongings properly to avoid accidental cleaning from your room.
11. How to book a Room in DORM Properties?
Go to our homepage at www.dorm.id and select your Universities. Afterwards, you can select properties available nearby your selected university. Each DORM property page will show any available room in that property. You can book a room anytime throughout the academic year. However, we always have fully booked properties, especially after academic year started. Make sure you choose your selection on your desired DORM property before anyone else.
12. Can I block a room and give me some time to make up my mind? or, Do you have any Cancellation and Refund Policy?
DORM properties are usually fully booked well ahead of academic year. Once it is available on the website, it is up for grab. We suggest booking your Room as soon as it is available. But, we want you to be 100% positive about your selecton. We suggest you to thoroughly visit each of our property and find that suits your best interest. We do not provide scheme to block a room, but we understand that you can change your mind along the way. If this happens, you can always refund your payment. We will return your non-effective payment, but we will be forced to charge you with administration fee.
If you decided to cancel and refund your booking before your period of stay, you can contact us and send your booking withdrawal request 7 (seven) calendar days prior to your period of stay. At this point, you will be charged administration fee of equal to one-month rent price from your paid amount. However, If you decided to cancel and refund your booking beyond above-mentioned period, you are eligible for a refund and will be charged with administration fee 50% of total paid amount.
Furthermore, if you decided to cancel and refund your booking after you are halfway your booking period of stay, we are sorry that you are not eligible for a refund, and we will keep the rest of your paid amount. All refunds will be processed within 14 (fourteen) calendar days. We apologize for your inconvenience, but the purpose of this policy is to discourage any non-serious bookings and allow other students to become part of DORM Community. This policy also applies to existing DORM Resident.
13. Is there any minimum duration of stay in DORM Properties?
We open up our slots in welcoming new academic year. Normally, as early as June, you can start to explore our properties and find the most suitable DORM Room. At this time of the year, we only offer one-year stay. 6-months and 3-months stay options are available throughout the year and totally depend on its availablility. However, this is rarely the case. 14. Can I bring over my friends and family?
We welcome anybody into our properties to add value to the communities. Our security team may ask you to register and keep your guests ID check-ins. Keep in mind, that for security measures, we strictly ask for your guest to leave the properties after normal operation hour.
15. So, what makes DORM unique?
We encourage an inclusive collaborative community. That is why we are providing properties that are carefully curated, professionally managed, and tech enabled. We like to do things differently. Together with selected property owners, we collaborate in creating conducive environment for student to have the most of their academic life. One of ways we do that is by creating periodic community experience event. We encourage you to participate in it, as you will find new friends, grow your network, and make yourself feel at home.
Additionally, we have trained our ground staff to provide a top-notch service for our Residents. Not just trained, but some of our staff worked for an actual hotel, too. We ensure that each DORM property is managed professionally. We make sure your wellbeing by restoring your room functions properly and in its best condition. 16. Can you tell me more about DORM Community Experience Event?
We make sure our Residents mindful living by creating the best environment for University students. Our dedicated experience team designs fun and exciting activities for you. Pizza Party, Movie Nights, Bed Talk with prominent speaker, Mini Concert from your favorite musician, and many other exciting activities are for you to enjoy. These events are exclusively held for DORM Resident. So, if you want your friends to participate, make them live in DORM!
Some DORM properties have exclusive collaboration with nearby universities in providing online courses, skill classes, and more. 17. Why should I stay in DORM and not the cheaper ‘kost’ house next door?
With so many options on 'kost' house, which are poorly managed, and rarely maintained, we understand 'kost' houses are generally perceived as low cost and cheaper than apartments. However, once you factor in, utilities charges, cleaning service, security system, and so on, the overhead cost will outweigh the price we offer for DORM Rooms. Living in DORM is also hassle-free. No multiple payments, no overcharged repair, no worry on maid lady leaving for home, and so on. More importantly, it will you your priceless time in dealing with all these troubles.
18. There are several DORM Properties near my University. How do I decide which one is best?
Each DORM property has its own unique experience, and we believe you will have the best experience anywhere you stay. Also, we offer similar services across DORM properties, but Room packages may vary. It will be ideal for you to start exploring DORM properties and select a couple that you like and suits your budget. Each property also has its own gender acceptance and, sometimes, University faculty specific. For example, if you are a women pursuing medical faculty. 19. I cannot find DORM properties near my University. When will you expand here?

PROPERTY OWNERS
1. What kind of property that can be managed by DORM?
We ideally aim for a 'kost' house with minimum of 10 Rooms with toilet inside each room within 3 km distance to a University. The property must also have communal space for tenants use and DORM Community Experience event. Some legal requirement also prerequisite, such as Building License, Business License, Land and Building Tax Letter, and documents showing the legal proof of building ownership status. If you still have doubt, please contact us right away.
2. I have a property and want DORM to manage it. How can I reach DORM?
You can contact us directly, or choose 'Partner with DORM' and fill out the form. We will reach you as soon as possible, and set a meeting to survey your property.
3. What benefits do I get from DORM?
DORM has experienced team on the field of student housing. Starting with traditional 'kost' house, we always have fully-booked rooms for the whole 2 years of operation. We do not charge you for any cost related to the management. However, we do ask to put some initial capital for property improvement. The improvements will be based on DORM team's recommendation, and agreement from you.
Your property will be transformed into tech-enabled building. Room bookings, instant repair, e-contract, are just some of the advantage of our technology. We also offer transparency for you to monitor your property. You can check anything, from who stays on your property, how high the occupancy, and who has paid the bill in timely manner. All this features will keep improving, as DORM community grows bigger.
How, do nothing and relax, sounds for you? We will handle all the work from redesigning property, managing operation, up to tenant acquisition. The best part of it, besides your monetary gain, is your property value will increase significantly, along with the ongoing sustainable good business.
4. So, how the partnership scheme works?
Partnering up with DORM starts from 5 years contract, with the flexibility of performance review on the third year. We offer revenue sharing scheme with you. The value of the shared revenue will depend on the property condition, location, number of rooms, and some other minor details. In return, DORM will cover operational expenses, including but not limited to, wifi, utilities, staff payroll, and maintenance cost. You do not even need to worry about marketing cost, how about that?
5. If DORM manages my property, do I still need to go visit my property daily?
No, you do not need to visit your property at all. You can always monitor your property performance through DORM WebApp. You can trust us to maintain yor property at its best condition, and get maximum revenue.
6. How much does it cost to transform into DORM Property?
Property transformation starts once you agree with preliminary agreement for DORM to manage your property. Afterwards, we will start to analyze and give you recommendation on required improvement. We cover the design and execution cost, but any civil requirement, such as major building leak, re-wiring, and other structural expenses will be borne by you. Worry not, We will ask for your agreement and ensure your money is well spent.
